Average home price continues to drop, but dollar volume is up

December sales of Conejo Valley singlefamily homes totaled 95. This compares to 86 sold in November and 60 a year ago, according to Connie Reed, president of the Conejo Valley Association of Realtors.

Median sales price for singlefamily homes in December was $699,218; in December 2007, it was $721,153. The median price is the point where half of the units sold for more and half for less.

Total sales for all real estate transactions in December were $96.9 million; forDecember 2007, the total was $68.5 million.

New residential listings totaled 144 inDecember compared to 185 December 2007 and 223 in November 2008.
