New office buildings close escrow

Four properties valued at about $6 million have closed escrow at the newly completed Bollinger Office Park in Newbury Park, according to Lee & Associates-L.A. North/Ventura Inc., a fullservice commercial real estate brokerage and a member of the Lee & Associates group of companies.

"These freestanding buildings are the first of 16 escrows that will be closing in coming months," said Mike Tingus, president and managing partner of Lee & Associates-L.A. North/ Ventura, who is marketing the business park with Cory Richmond and Grant Fulkerson, associates in Lee's Calabasas office, for developer Telair-Wendy Road LLC.

Two buildings, totaling approximately 3,387 square feet, were sold to Dr. Gary Zerlin, who operates an ear, nose and throat practice in Bakersfield. He plans to open his second practice location in Bollinger Office Park.

Another two buildings, totaling about 12,894 square feet, were sold to the Unitarian Universalist Fellowship of the Conejo Valley, which plans to use the buildings for its sanctuary and for classroom, meeting and office spaces.

The location and design of the office park, coupled with the ability to customize the space, were significant factors in both purchases, according to the buyers.

"I could find condos in a big building, but I liked the idea of having my own, free-standing building," said Zerlin. "It gives me more independence and control to make it what I want it to be."

Bollinger Office Park, a 135,000-square-foot complex at the Wendy Drive exit of the 101 Freeway, features 31 freestanding Class A buildings in sizes ranging from 1,678 to 15,000 square feet, and includes two office condominium buildings totaling 14,941 square feet.
