New office campus going up in Newbury Park Westcord Commercial Real Estate Services reports that work is underway on a new 14-acre office campus in Newbury Park. The office park features a 14foot steelcrafted sculpture of a warbler, made by Coburn Topiary and Garden Art. A project of Telair Wendy Road LLC, the business park is at Wendy Drive and Old Conejo Road, just south of the 101 Freeway. The new development will have 31 freestanding Class A buildings ranging from 2,700 to 15,000 square feet. Buildings are priced from $1.48 million to $6.8 million, according to Tony Principe, president of Westcord, the exclusive marketing agent for the development. Principe said that delivery of the first seven buildings is scheduled for September, with at least three additional buildings expected to be completed monthly through March 2008. About 50 percent of the buildings are already sold. "The developer wanted to build small buildings in an unrivaled environment to fill a giant void in the market while providing a rare opportunity for small businesses to own their buildings. Buildings of this size and quality for sale have not been built in Conejo Valley for the last 20 years," said Principe. All options are available to users at the new project, including purchase, lease or lease with option-to-buy. General office buildings will feature a free parking allotment and a $25 per square foot improvement allowance. Medical buildings are priced at $20 per square foot more to cover added parking and the $35 per square foot improvement allowance. The buildings, designed by Tom Oswald Architects of Thousand Oaks, use extensive fullheight glass accented with stone and stucco trim. The Spanish contemporary architecture has red and gray clay tile roofs with entries capped by metal frame canopies. The campus design features courtyards, building clusters and 50 mature trees.
